We come to the property and photograph the rooms buyers care about most. That means the kitchen, the main living space, the primary bedroom, the bathrooms and the outside of the home. A bright room with a view out the window is hard to get in one exposure, so we blend several (HDR) and edit each image. The result looks like the room on a good day, without the fake, over-processed look buyers scroll past.

The Okanagan sells views. On a lake-view or hillside home, the deck and the window line can carry the whole listing, so we plan the shoot around them. We also photograph luxury homes, downtown condos, and short-term rental or resort suites, where the photos have to sell a stay as well as a space.

You’ve promised the seller a go-live date. The photos shouldn’t be the thing that slips. Edited listing photos are delivered within 48 hours of the shoot. We shoot weekdays from 9 am to 6 pm, and evenings and weekends on request.

Every listing session includes 10 edited photos of the interior and exterior. You get them as full-size JPEG files, so they work on MLS, your website, social posts and print. Usage rights are unlimited. You and your seller can use the photos anywhere you market the home, for as long as you need them.

How a listing shoot runs

Say you’ve just signed a three-bedroom home in Lake Country with a view of the lake, and the seller wants it live by Friday. You send the address and the date through the quote form. We book a time when the light suits the view, walk the home with you or the seller, and shoot the rooms that matter. Two days later the edited set is in your inbox, ready to upload, and the listing goes up on the day you promised.

Clear the counters, open the blinds and turn on every light. Put away cars, bins and personal items such as family photos and mail. A tidy home photographs faster and looks bigger.
